On Working Together
Thank you for your interest in Coosa.
What follows is intended to give you a clear sense of how the studio works — our process, the scope of our practice, and the level of investment our projects typically require. More than anything, it is an invitation — to learn a little about us, and to consider whether the fit feels right.
Project Scope
Our practice is rooted in a single belief: that the furnishings, materials, and objects that fill a home are inseparable from the architecture that holds them. We do not separate the two. For new construction and renovation projects, we direct the full interior — from the first architectural finish through to the last considered object. We do not take on construction or renovation engagements without also directing the furnishings. One without the other produces a house, not a home.
For new construction, we engage alongside architects and builders from the earliest stages, so that interior composition can develop in parallel with the architectural plans. Space, structure, material, and furnishings take form together — the result is a home that feels inevitable rather than assembled, as though it could not have been imagined any other way.
Residential renovations begin with what a home once was — and what it might become again. Whether a house has been altered beyond recognition or has simply lost its way through time, we work to restore clarity, coherence, and a renewed sense of place. Every decision, from the structural to the intimate, is made as part of a single, continuous vision.
Furnishings projects elevate interiors that do not require construction — bringing greater depth, warmth, and resolution through furniture, lighting, textiles, millwork detailing, and custom elements. The goal is an environment that feels whole: quietly considered in every corner.
Design Process
Our work follows a clear, phased structure — from the first conversation about a project to the moment the last object finds its place.
Concept is where the project takes its first real form. We establish the spatial intent, the material direction, and the compositional approach that will guide everything that follows. It is where intention becomes direction.
Design development refines that vision into something buildable and resolved. Layouts, material selections, and architectural details are documented through drawings, specifications, and presentations that bring clarity to every party involved.
Documentation and coordination holds the project together as it moves from design into construction. We maintain close alignment with architects, contractors, and vendors — ensuring that nothing is lost between intention and execution.
Procurement is managed entirely by the studio on behalf of our clients. We source, order, and oversee the delivery of all furnishings, fixtures, and materials through a network of vendors, showrooms, and trusted craftspeople — relieving our clients of the considerable complexity this involves.
Installation is where the project becomes a home. We remain closely involved through placement and final styling, ensuring the finished result reflects the full depth of what was imagined at the outset.
Design Fees
Design fees are structured to reflect the scope and complexity of each project. We work on a fixed project fee — a structure that allows us to give each project the full and undivided attention it deserves, without the friction of hourly tracking.
For furnishings and materials, we apply a percentage-based markup up to an agreed cap — a standard practice in the industry that reflects the sourcing, coordination, and quality oversight we provide on every selection. Shipping, applicable tariffs, storage, and final delivery to the home are pass-through costs billed at cost with no markup, and fall outside the agreed furnishings budget. These costs are communicated as early as possible in the process. As with all sourced goods, final shipping, tariff, and delivery charges may differ slightly from estimates — we are transparent about any changes as they occur.
A detailed proposal is prepared following our initial consultation, once we have a clear understanding of the project’s scope, timeline, and requirements. We are happy to walk through any aspect of that proposal in conversation.
Project Investment
The overall investment in a project reflects its architectural complexity, scale, and the depth of material and custom work involved. No two projects are the same, and we approach each one with that understanding.
As a general orientation: furnishings-led projects begin at $150,000. Renovation and new construction interiors typically range from $400,000 to $1,200,000, with large-scale new construction, architecturally complex, or highly customized commissions extending beyond.
Our work is suited to clients who approach their home with seriousness and intention — those who understand that material quality, spatial resolution, and considered detail are not finishing touches but the foundation of everything. Every project encompasses architectural finishes, millwork, lighting, furnishings, and custom elements selected not for their moment but for their endurance.
We ask that prospective clients come to the process with a budget aligned to this level of engagement. Early clarity on investment is not a formality — it is what allows the design to move forward with freedom and without compromise.
The Collaboration
Every home we have had the privilege of working on was built on a foundation of trust. Our clients bring us into something deeply personal — a place where they will live, rest, and gather — and we take that responsibility seriously.
We work closely with clients, architects, builders, and craftspeople, maintaining continuity and care from the first concept through the final installation. The most enduring interiors are those shaped by genuine collaboration — where every voice in the room is pointed in the same direction.
We choose our projects carefully, because we believe that the best work comes from real investment — in the place, the people, and the process. When we take on a project, it has our complete attention, from the first conversation to the final installation.
We find the best work always begins with a conversation. We hope this might be the beginning of one.
Something will go here about the clients’ next step or gratitude for chance to present.
